Current Tenants
Welcome to the Current Tenant page. This page is designed to serve as a channel for communication between you, the landlord, maintenance contractors and the real estate agent. We encourage you to visit this page at regular intervals to keep up-to-date with general household issues and annual maintenance undertakings as they arise. It is a good idea to bookmark this page for quick and easy reference.
Living in a shared house
Food and storage
- Label all of your food items with name and date
- If a food item has expired, dispose of it immediately to ensure hygiene is kept at the highest standard
- If an ex-housemate has left food items in the fridge or cupboard which will not be used by remaining tenants, lodge a maintenance request form for these items to be removed
- Consider cooking rosters -- it's a great way to share cultural experiences with food!
Do not leave personal items in common areas.
- To ensure that your items don't become misplaced, please keep all your personal belongings in your room
- It may be helpful to discuss a mutual common space where any displaced personal items can be stored
Smoking
- We would like to remind all tenants that smoking is not permitted anywhere inside the property
- If you wish to smoke at home, please choose an appropriate outdoor area and DISPOSE OF BUTTS IN THE BIN
Spillage
- Immediately clean all spillages to prevent attracting pests and mould. Ants will quickly appear if any food is left opened in the kitchen. This includes spillages in the fridge
- If you notice and increase in the amount of bugs (cockroaches, ants etc) despite your best attempts to keep the property clean, please lodge a maintenance request form
Washing dishes
- It is YOUR responsibility to clean dishes and ensure the kitchen is kept tidy and hygienic
- Washing dishes after every meal and wiping down kitchen bench tops regularly prevents pests and bad odours in the kitchen. This is a house mate friendly practice
- Perhaps consider a cleaning roster to ensure everyone is involved and tasks are apportioned equally
Programmed Maintenance
Cleaning
General Cleaning
- Please ensure that all common area items such as furniture and household goods, remain in their areas. If you move items from their area, please make sure they go back when you are finished.
- Indoor furniture must remain inside at all times, and outdoor furniture outdoor at all times. Any damages to these items due to misuse can be deducted from your bond.
Weekly/Monthly
- Once each week, contract cleaners will inspect the properties and clean all common areas. However, remember it is YOUR responsibility to clean dishes and ensure the kitchen is kept tidy and hygienic
- The lawns and garden areas will be maintained as required. Please ensure personal items are not left in areas to create hazards, e.g bikes, garden furniture etc
Annually
- An annual clean up will take place in late December each year when the Landlord and staff will attend the properties. For notifications, please see Notice Board
- Once a year the property will be sprayed - both internally and externally - for bugs (cockroaches, ants etc). The exact dates of this event will be advertised on the announcement board (above) closer to the time. For notifications, please see Notice Board
- Carpets will also be cleaned annually by a professional cleaner. For notifications, please see Notice Board
Equipment Manuals
You will find a range of manuals for equipment at the properties listed below. These are listed to help guide you if there are difficulties with equipment at the properties. If you cannot resolve the issue, please log a maintenance request form (top of page)
